Dolemai is a software service provided by Lapunne Limited, a company registered in England and Wales. These terms govern your use of Dolemai at app.dolemai.com. By creating an account or using Dolemai, you agree to them.
1. The service
Dolemai is a project intelligence and reporting tool for construction consultants, project managers, Employer's Agents, Contract Administrators, architects and quantity surveyors. It connects to your project documents and emails, identifies what has changed, maintains project registers, and prepares draft reports for your professional review.
Dolemai requires a Microsoft 365 account. Connecting a SharePoint or OneDrive folder is required for monitoring; connecting a mailbox is optional.
2. AI-generated outputs
Dolemai uses artificial intelligence to read your project documents, extract information and prepare draft reports. AI is useful for this work, but it can miss things, misclassify information, and produce outputs that need correction.
You must never rely on Dolemai outputs without professional review.
Dolemai may miss important information. A risk, action, decision or contract change present in your documents may not be identified, or may be classified incorrectly. The absence of an item from a Dolemai register does not mean it does not exist.
Dolemai may produce inaccurate outputs. Dates, figures, names, references and other details must be verified against source documents before issue.
Dolemai does not replace professional judgement. Contract administration, risk assessment, programme management, cost control and every other professional function remain entirely your responsibility.
You remain responsible to your client. Do not issue any Dolemai output to a client, funder, contractor or third party without reviewing it and satisfying yourself that it is accurate, appropriate and complete.
By using Dolemai you confirm that you understand these limitations and accept sole professional responsibility for any outputs you issue.
3. Professional responsibility
Dolemai prepares drafts. You approve, amend and issue. Nothing produced by Dolemai constitutes legal, contractual, financial, structural or regulatory advice.
4. Your account
You must create an account using email and password, Microsoft sign-in or Google sign-in. You are responsible for keeping your credentials secure and must not share your account. You must be at least 18 years old. We may suspend or terminate your account if we reasonably believe you have breached these terms.
5. Subscriptions and billing
How subscriptions work. Dolemai is billed per project per month at the rate published at dolemai.com/pricing. Each active project requires its own subscription.
What a subscription includes. Each tier includes a monthly allowance of reports you keep and a monthly ceiling on report generations. Generating a report uses one generation. If you discard a report, the kept-report allowance is returned to you, but the generation is not — so you can regenerate a report you are not satisfied with, within the monthly generation ceiling. Current allowances are published at dolemai.com/pricing.
Free trial. Your first project includes a free trial. No payment is required. The trial ends when your free allowance is used or after 30 days, whichever comes first.
Billing. You will be billed monthly on the same date. Payment is taken via Stripe. By subscribing you authorise us to charge your payment method monthly until you cancel.
14-day cancellation right and waiver. Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel a digital service contract within 14 days without giving a reason. If you expressly request that we begin providing the service immediately — which is necessary for Dolemai to connect to your documents and produce reports — you waive that right once the service has begun. You will be asked to confirm this when you first subscribe, and that confirmation applies to all subsequent project subscriptions on your account. You may still cancel at any time as described below.
Pausing your reporting schedule does not pause or cancel your subscription.
Cancelling. Close the project in Project Settings → Closeout, or cancel in Project Settings → Billing. Either way your subscription ends at the close of the current billing period and does not renew. You retain access until then.
Closing a project. Your subscription is cancelled at the end of the current billing period. Unused report allowances for the current period may be transferred to another active project on your account. Unused add-on credits are refunded to your original payment method within 5–10 business days. Monthly allowances included in a subscription cannot be refunded in cash.
Deleting a project. Deleting is permanent and cannot be undone. Your subscription is cancelled immediately, unused monthly allowances expire and cannot be transferred, and unused add-on credits are refunded within 5–10 business days. All project data, registers and reports are permanently deleted at once. Use Close rather than Delete if you may want the records later.
Add-on credits do not expire and carry over until used or until the project is closed or deleted. They are refundable at the purchase rate on closure or deletion.
Failed payments. We will notify you by email and retry. If payment cannot be collected after reasonable attempts, we may suspend or cancel your subscription.
Refunds. Monthly subscription fees are non-refundable except as described above.
6. Acceptable use
You must not use Dolemai to process documents you do not have the right to share; attempt to reverse engineer or extract the underlying software or AI models; generate misleading, fraudulent or harmful content; circumvent security or access controls; or impair the service.
You must not connect documents or mailboxes containing personal data you have no lawful basis to share. Where your project records contain special category data — for example health information in accident or occupational health records — your obligations as controller are set out in our Data Processing Agreement.
7. Intellectual property
Dolemai and its underlying technology are owned by Lapunne Limited. We grant you a non-exclusive, non-transferable licence to use Dolemai for the duration of your subscription.
You retain ownership of your project documents and the information you provide. You grant us a limited licence to process them solely to provide the service to you. We do not use your project data to train AI models.
Reports and register outputs generated from your project data belong to you.
8. Data and privacy
We process your personal data and project information in accordance with our Privacy Policy, which sets out in full how documents are handled, which third parties are involved and how long data is kept. Where we act as processor of your project data, our Data Processing Agreement applies.
9. No warranty
Dolemai is provided as a professional tool to assist your work. We do not warrant that AI-generated outputs are accurate, complete or fit for any particular purpose; that the service will be available without interruption or error; or that it will meet your specific requirements. You use Dolemai at your own professional risk.
10. Limitation of liability
To the fullest extent permitted by law, Lapunne Limited shall not be liable for any loss arising from your reliance on AI-generated outputs without professional review; any indirect, consequential or economic loss; any loss of data, revenue, profit or opportunity; or any failure or interruption of the service.
Our total liability for any claim shall not exceed the amount you paid us in the three months preceding the claim.
Nothing in these terms excludes liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded by law.
11. Changes
We may update these terms and will notify you of material changes by email. Continued use after notification constitutes acceptance. We may change, suspend or discontinue any part of the service, giving reasonable notice where possible.
12. Governing law
These terms are governed by the laws of England and Wales, with exclusive jurisdiction in the courts of England and Wales.
